Sold comparables, not opinions. Recent arm's-length sales of genuinely similar homes near you, ideally close to 1 January of the tax year, which is the valuation date. Photographs of condition problems the county cannot see from the street help. Telling the board your taxes feel high does not.
Can appealing make my assessment go up?
It is possible in principle, since the board reviews the value rather than only your argument. In practice, an appeal grounded in real sold comparables that support a lower figure rarely produces a higher one. The bigger risk is missing the 45-day window and having no route at all until next year.
