When do mortgage points actually make sense?
Mortgage points make sense once you are confident you will hold the loan long enough to pass the break-even point where the upfront cost turns into net savings. Buyers planning to stay put for many years benefit more than buyers who expect to move or refinance within a few years. Points also tie up cash at closing that could otherwise go toward a larger down payment or reserves. Run the comparison against your specific timeline before deciding either way.
