What slows down a home sale the most?
Overpricing relative to current comparable sales is usually the single biggest thing that slows a home sale, since it narrows the buyer pool and leads to a stale listing that eventually needs a price correction anyway. Restricting showing availability and skipping basic prep like decluttering and small repairs both add to the drag. Pricing accurately from day one, and making the home genuinely easy to show, are the two levers that matter most in avoiding this.
