What should I ask an agent to prove they actually know my neighborhood?
Asking for a list of their recent closings within a few streets of your home, along with how those homes were priced against actual comparable sales, is the most direct way to test whether an agent genuinely knows your neighborhood. A vague answer about the general area, without specific addresses or sale prices, is a sign they may be relying on a citywide average instead. Also ask how they would price your specific home differently from a neighbor's, since a real local agent should have a clear answer. Joel can walk through recent closings near your address directly.
