What is the difference between days on market and total time to close?
Days on market measures how long a listing sits before going under contract, while total time to close adds the weeks afterward spent on inspections, appraisal and final loan approval before the deed actually transfers. Joel Boss tracks both separately for clients since a fast sale can still face a slower closing if financing takes longer than expected. Understanding the difference helps sellers set realistic expectations for when funds actually arrive.
