What is deed theft and how does it happen?

Deed theft happens when someone files a forged or fraudulent deed transferring ownership of a home without the actual owner's knowledge or consent, often targeting vacant homes, rental properties, or homes owned by elderly or absent owners. The forged document gets recorded with the county clerk just like a legitimate deed would, which is what makes it hard to catch quickly. Once recorded, the thief can attempt to sell the property or borrow against it before the real owner notices.
