What is deed theft and how does it actually happen?

Deed theft happens when a fraudulent deed, often carrying a forged signature and a fake notary stamp, gets filed with the county clerk to transfer ownership without the real owner's knowledge. County recording offices generally accept documents that appear properly executed without independently verifying every signature, which is exactly the gap that lets a forged deed slip into the public record. Vacant homes, rental properties, and homes owned by elderly or out-of-area owners are the most common targets.
