What happens if I overprice my home?
An overpriced home tends to sit long enough that buyers' agents start flagging it as stale, and the eventual price cut can end up drawing a lower offer than pricing it accurately from day one would have. Showings also slow down once a listing feels overpriced relative to what's nearby, which narrows the pool of buyers actually walking through it. Pricing against current comparable sales from the start, rather than testing a high number first, generally produces a cleaner sale.
