What counts toward the 28/36 affordability rule in Canton?
The 28/36 rule is a general lending guideline comparing your monthly housing costs against your gross income for the front figure, and your total monthly debt, including car payments, student loans, and credit cards, against income for the back figure. Housing costs in that calculation include principal, interest, Cherokee County property taxes, homeowners insurance, and any HOA dues on a Canton property. Lenders use this as a starting guideline, not a strict cutoff, and some approve buyers outside these ranges depending on other factors. Joel Boss can connect you with a lender who will run your actual figures.
