Is earnest money the same as a down payment?

Earnest money and a down payment are two separate amounts that serve different purposes, with earnest money deposited shortly after an offer is accepted to show good faith and a down payment paid at closing as part of the purchase price. Earnest money typically gets credited toward the down payment at closing rather than sitting on top of it as an additional cost. Joel Boss explains this distinction to every buyer before they write an offer.
