How do I value an income-producing property?
Income-producing property gets valued primarily on net operating income, not just recent comparable sales of similar homes. An investor or agent looks at actual rental income, operating expenses like insurance and maintenance, and how the resulting return compares to similar properties that have sold recently. Location, tenant occupancy, and lease terms also factor into what a buyer is willing to pay.
