Does my low-rate mortgage make my home worth more to a buyer if it is assumable?
An assumable low-rate mortgage can add real value for a buyer who qualifies to take it over, since stepping into a lower payment than a new loan would require can offset a higher purchase price. Not every loan type allows assumption, and the buyer still has to qualify with the lender and cover the gap between the loan balance and the sale price in cash or a second loan. Confirming assumability with the loan servicer early keeps that advantage from falling through during negotiation.
