Does my home's value change if the buyer would have to take over an existing tenant?
An existing tenant can change how a buyer values a property, since an owner-occupant buyer may discount the price to cover the cost and delay of ending the lease, while an investor buyer might pay more for a property with income already in place. Lease terms, the tenant's payment history and how much notice is required before move-out all factor into that calculation. Reviewing the lease with a local agent before listing clarifies which type of buyer the property will actually attract.
